Architectural Review

The purpose of the Smugglers Cove Architectural Review is to insure that all home plans meet the following requirements:

One (1) single family dwelling per lot with a 1600 square foot minimum for a single story house or a minimum of 2000 square feet for a two story home.

The Architectural Review Board will also insure that all structures and/or improvements comply with all federal, state and local laws and regulations.

No singlewide or doublewide mobile homes will be permitted on any lot. Modular homes are permitted but must be approved by the Architectural Review Board.

One (1) outbuilding is permitted on each lot but must be built in conformance with the main residence and must be approved by the Architectural Review Board.

One (1) barn or stable is permitted on each lot having more than 3 acres, but must be approved by the Architectural Review Board.

Horses are permitted on lots having more than 3 acres, but no more than one (1) horse per fenced in acre. The Architectural Review Board must approve all improvements to lots such as fencing and stables.

No structure other than a fence may be constructed within ten (10) feet of the property lines.

Reminder: ALL house plans MUST be approved by the architectural
review committee PRIOR TO THE START OF HOME CONSTRUCTION.

Expect a turnaround of 30 days to review plans and respond back
to the homeowner. All architectural applications (including a complete
copy of the entire floor plan) should be submitted to this address:
